We study the operating business as rigorously as the real estate. Understanding unit economics, customer behavior, and operational complexity lets us underwrite better than the market—using operational knowledge to build long-term partnerships with conviction.
Once we've developed conviction in a strategy, aligned with the right operator, and underwritten multiple investments, execution becomes repeatable. Each acquisition strengthens sourcing relationships, refines the operating playbook, and improves unit economics. The platform compounds as it scales.
We build portfolios that institutional buyers can underwrite: diversified by geography, standardized reporting, and clean governance. The goal is to create exit optionality—strategic sale, recapitalization, or asset sales—not dependency on any single path.
